Programs & Initiatives

The All Japan Real Estate Association (Zennichi) conducts research and development necessary to promoting real estate usage, proposes real estate policy to the Diet and other branches of government, implements educational programs for the general public, and engages in promotional activities. Zennichi also facilitates real estate transactions, ensures that such transactions are safe and fair, promotes the effective use of real estate, and conducts activities in order to contribute to both society and the healthy development of the industry.

Zennichi National Real Estate Congress

Held since 1967 under Zennichi sponsorship, the congress serves as a venue for collaborative research on domestic real estate and attracts many participants from a variety of sectors. Lectures have been held since the 30th session of the congress in order deepen awareness among the general public with respect to real estate.

Educational Programs for the General Public

For the sake of disseminating knowledge regarding real estate to the general public and facilitating the acquisition of realtor licenses, Zennichi has held the Zennichi Real Estate School in Osaka since 1963. It has also established consultation desks at each of its Regional Chapters that offer information on real estate free of charge. The consultations are intended to disseminate knowledge on real estate transactions to consumers and to prevent or resolve problems that may occur.

Research Leadership Initiative

Training is held in each prefecture in close coordination with the Real Estate Transaction Modernization Center Foundation and the Real Estate Transaction Improvement Organization. Zennichi also conducts legal training for real estate transaction specialists.

Real Estate Guarantee Association

The establishment of a guarantee system for real estate transactions designed to protect consumers was assiduously researched and developed starting in 1968 by the Real Estate Transaction Forum, which was created by a group that included Zennichi. With amendments made to the Building Lots and Buildings Transaction Business Law in 1972, an application was made for approval of the establishment of the Real Estate Guarantee Association.

The association began operations upon receiving authorization from the Minister of Construction (present day Minister of Land, Infrastructure and Transport) the following year in 1973.

International Exchange

In 1960 Zennichi became a member of the International Real Estate Federation (FIABCI), and in 1964 the Japan chapter of the FIABCI was established. Since that time various organizations have participated in FIABCI.

Advocating for the importance of the Asia-Pacific region from early on, Zennichi participated in a real estate body in 1972 comprised of 11 Asia-Pacific countries, and thereafter started the Asia-Pacific Real Estate Congress. Zennichi has particularly friendly relations with Korea Real Estate Federation, and the two organizations have held the Japan-Korea Real Estate Exchange Congress nearly every year since 1970. Additionally, in 2004 Zennichi signed a memorandum of understanding premised on an operational alliance with the U.S.'s National Association of Realtors. In this way the Zennichi is expanding the scope of its international exchange initiatives.

Zennichi Benefit Society

In accordance with the principle of mutual assistance, the society was established in 1996 in order to promote activities designed to enhance benefits through the provision of mutual aid money and other means. The mission of the society is to provide security to members throughout the course of their lives. The Rabbit Life Mutual Aid System was launched in 2004. The system allows participation on a voluntary basis.
